How to Check a Project's RERA Registration Number Yourself

By Tamil Nadu Villas Engineering TeamPublished 9 September 2026

A RERA registration number printed on a brochure or listing tells you very little on its own โ€” the number itself proves nothing until you've actually looked it up on the regulator's own portal and confirmed it matches the project being sold to you. This takes a few minutes and is worth doing for every under-construction property you seriously consider.

What to check once you've found the listing

  • โœฆThat the promoter (builder/developer) name on the portal matches who you're actually dealing with
  • โœฆThat the project address and configuration match what's being marketed to you, not a similarly named project elsewhere
  • โœฆThe registered completion date, and whether it's been extended โ€” a pattern of extensions is worth noting
  • โœฆWhether any complaints are listed against the project or promoter on the regulator's own records

Why the number alone isn't enough

A quoted RERA number could be mistyped, expired, belong to a different phase of the same project, or in rarer cases be misrepresented entirely. None of this is detectable just by seeing a number printed somewhere โ€” it only becomes meaningful once cross-checked against the regulator's own database, which is a public record specifically maintained so buyers can do exactly this.

What a valid registration doesn't guarantee

RERA registration confirms certain disclosures and compliance obligations are in place โ€” it isn't a certification of construction quality, and it doesn't eliminate the value of your own site visit, document verification and builder track-record check. Treat it as one necessary check among several, not the only one.

Frequently Asked Questions

Is every property in Tamil Nadu required to have RERA registration?+

Generally, projects above certain size and unit-count thresholds require RERA registration, with some exemptions (for instance, very small developments). If a project claims exemption, ask for the specific basis rather than accepting it without explanation.

What if the RERA number I was given doesn't show up on the portal at all?+

Don't proceed on the assumption it's a data-entry issue โ€” ask the seller to clarify directly and verify again before any payment. A number that genuinely doesn't resolve on the regulator's portal is a serious red flag.

Does RERA registration apply to resale or only new projects?+

RERA registration is tied to the original project registration by the promoter, not to individual resale transactions โ€” but checking the original project's registration status is still relevant background when buying a resale unit in a relatively new development.
