Home Loan Eligibility and Documents Checklist
Home loan eligibility isn't just about your income โ lenders assess a combination of factors, and understanding what actually moves the needle helps you prepare a stronger application rather than being surprised by a lower sanctioned amount than you expected.
What lenders actually assess
- โฆIncome stability โ salaried applicants generally need a minimum continuous employment history; self-employed applicants typically need multiple years of income tax returns and business continuity proof
- โฆExisting debt obligations โ other EMIs or credit obligations reduce your eligible loan amount through what's called your debt-to-income ratio
- โฆCredit score/history โ a strong repayment history on past loans and credit cards materially affects both eligibility and the interest rate offered
- โฆThe property itself โ the lender will independently value the property and typically won't lend more than a set percentage of that valuation, called the loan-to-value ratio
Documents typically required โ salaried applicants
- โฆPAN and Aadhaar (or other accepted identity/address proof)
- โฆSalary slips for the last several months
- โฆForm 16 or income tax returns for the last 2-3 years
- โฆBank statements showing salary credits for the last several months
- โฆEmployment continuity proof (offer letter, employment certificate)
Documents typically required โ self-employed applicants
- โฆPAN and Aadhaar (or other accepted identity/address proof)
- โฆIncome tax returns for the last 2-3 years, often with computation of income
- โฆBusiness continuity proof (registration, GST filings where applicable)
- โฆBank statements for both personal and business accounts
- โฆAudited financials, depending on the lender and loan size
Improving your eligibility before you apply
If you have time before you need to apply, paying down existing debt, avoiding new loans or credit card debt in the months before application, and correcting any errors on your credit report can meaningfully improve both your eligible amount and the interest rate you're offered. A joint application with a working spouse or family member as a co-applicant can also increase the eligible loan amount, since combined income is considered.

Frequently Asked Questions
Does a co-applicant increase my loan eligibility?+
Yes, generally โ adding a co-applicant with their own income (commonly a spouse) allows the lender to consider combined income, which can meaningfully increase the eligible loan amount. The co-applicant is also usually required to be a co-owner of the property.
How much does a low credit score actually affect my home loan?+
It can affect both whether you're approved at all and the interest rate you're offered โ a stronger credit score generally unlocks better rates. If your score needs improvement, it's worth addressing well before you apply rather than after a rejection or a higher-than-expected rate.
Can NRIs apply for the same home loans as resident Indians?+
NRIs are generally eligible for home loans on Indian property with some additional documentation (passport, visa/work permit, overseas income proof) โ see our NRI buying guide for the fuller picture.
